Project Executive, Commercial Construction – Los Angeles, CA

Lead commercial construction project operations in an on-site executive role, with responsibility for staffing, schedules, contracts, cost control, and profitability. Oversee project teams while maintaining client relationships and supporting business development.

Description

  • Direct the operations and administration of assigned projects, including bottom-line profit accountability
  • Review and approve estimates and schedules for negotiated projects and hard-bid work
  • Coordinate turnover from estimating to the project team and approve project budgets and fees
  • Oversee subcontractor bidding and negotiations, including approval of subcontracts and major material purchase orders
  • Review contract terms and conditions and support contract negotiations
  • Lead project planning, kickoff meetings, and planning sessions
  • Enforce scheduling requirements covering baseline schedules, monthly updates, and three-week rolling schedules
  • Establish and maintain project cost controls in line with company standards
  • Lead project mobilization and setup, ensuring appropriate staffing, tools, and resources
  • Recruit, train, mentor, and oversee qualified construction personnel
  • Ensure project team activities meet company policies, safety requirements, and quality standards
  • Conduct jobsite visits and reviews, communicate project status, and enforce the Special Risk Alert Policy
  • Maintain positive cash flow and secure timely progress payments
  • Drive timely project closeout and completion of closed-job reports
  • Ensure management reports, including Jobs in Progress reports, are accurate
  • Monitor employee fulfillment of job responsibilities and conduct performance evaluations
  • Maintain client relationships and develop new or renewed opportunities with Business Development
  • Participate in proposal presentations and help prepare presentation materials
  • Support the Division Manager with non-operating responsibilities
  • Track and manage the bottom-line profitability of assigned projects
  • Perform other responsibilities as assigned

Requirements

  • Degree in engineering, construction management, architecture, or equivalent practical experience
  • At least 10 years of field construction management experience, including supervisory experience
  • Demonstrated leadership capability
  • Strong problem-solving skills and a clear sense of urgency
  • Effective organizational and communication skills
  • Drafting and computer proficiency
  • Working knowledge of contract law and project accounting fundamentals
  • Comprehensive knowledge of project management controls, including scheduling, cost control, procurement, and estimating
  • Ability to perform all essential Senior Project Manager duties
