Opis

  • Manage portfolio-level profit and loss for construction and capital budgets.
  • Plan capital investment across the national portfolio, aligning spend with growth goals and forecasting the multi-market pipeline.
  • Set estimating and budget controls from letter of intent through closing and build-out.
  • Prepare project and portfolio financial reports for leadership.
  • Lead site selection and market analysis for new and AcquiNovo growth.
  • Manage the lease portfolio, including negotiations, renewals, terminations, and landlord and tenant matters.
  • Set and enforce policies for related-party landlords; coordinate work letters, tenant improvement allowances, and delivery conditions.
  • Rebuild and lead the construction project management function.
  • Oversee construction from feasibility through close-out and manage master development timelines.
  • Manage architects, engineers, designers, consultants, contractors, and bidding.
  • Improve facility design standards and the development playbook.
  • Set consistent project status reporting and escalation processes.
  • Oversee permitting, approvals, occupancy certificates, inspections, and building-code compliance.
  • Manage construction, entitlement, and site-delivery risks, maintaining cost discipline and controlling change orders.
  • Partner on the facilities maintenance model and assess integrated facilities management and outsourced providers.
  • Hire and lead the real estate and construction team.
  • Represent Veterinary Practice Partners with doctors, partners, landlords, and vendors.

Zahteve

  • At least 10 years of progressive leadership in real estate development or construction project management in multi-site retail, healthcare, or services; veterinary or healthcare experience is a plus.
  • Demonstrated ability to lead several concurrent ground-up projects and oversee profit and loss for a capital program.
  • Direct experience negotiating leases and managing a multi-location portfolio, including landlord disputes and related-party arrangements.
  • Strong budgeting, scheduling, contract negotiation, and risk management skills, with a record of delivering within tight cost and schedule limits.
  • Ability to build a function from the ground up, including its processes, hiring, and governance.
  • Experience managing national vendor and general contractor networks.
  • Proficiency with project management software such as Smartsheet and Procore; familiarity with AutoCAD, Revit, or SketchUp is a plus.
  • Bachelor’s degree in construction management, engineering, architecture, or a related field preferred.
  • Executive presence and ability to explain cost, risk, and schedule trade-offs to leadership and board audiences.
  • Willingness to travel up to 25%.
