Operating Engineer - Winston-Salem, NC
Maintain HVAC, mechanical, plumbing, and life-safety systems in JLL-managed office buildings in North Carolina. Handle repairs, preventive maintenance, inspections, equipment monitoring, and contractor oversight.
Description
- Support the safe and efficient operation of building systems across assigned properties
- Complete minor repairs and assist with system operation, monitoring, and preventive maintenance
- Maintain and monitor mechanical, plumbing, structural, furniture, fire alarm, life-safety, and control systems
- Manage facility services, preventive maintenance, purchasing and inventory controls, contracted maintenance, general maintenance, and technical tasks
- Clean, inspect, calibrate, and replace components on HVAC systems and related equipment
- Review monthly client service-request summaries to identify and resolve recurring operational issues
- Assess vendors and suppliers for service quality and competitive pricing
- Confirm delivery quantities, prices, and item descriptions
- Document equipment readings and make required adjustments
- Handle, store, and dispose of hazardous materials safely while keeping the workplace clean and secure
- Conduct periodic audits of tools and instrument inventory
- Oversee the quality and pricing of maintenance services completed by external contractors
Requirements
- High school diploma or GED
- At least two years of experience in building maintenance
- An accredited trade-school qualification in HVAC, electronics, or another related trade; union training and certification are also accepted
- Knowledge of safe, correct use of ladders, lifts, basic hand tools, voltmeters, manual drain augers, plumber’s helpers, safety goggles, hearing protection, and fire extinguishers
- Ability to read and understand safety rules, operating and maintenance instructions, and procedure manuals
- Ability to interpret written, verbal, diagram-based, and schedule-based instructions
- Willingness to work in less-than-ideal conditions
- Universal CFC certification
- Authorization to work in the United States without sponsorship
