Mechanical Facilities Assessment Consultant
Assess mechanical systems in facilities and estimate replacement and corrective work costs. Support Gordian’s facility intelligence and construction cost data services through site assessments in the United States and abroad.
Tavsif
- Review drawings, studies, maintenance logs, and other client records before and during inspections.
- Visually inspect heating, cooling, ventilation, distribution, fire protection, controls, and plumbing systems.
- Check systems against client standards and applicable accessibility, fire and life safety, building code, energy, and sustainability requirements.
- Work with client facilities teams to understand site operations, planned investments, and functional needs.
- Record on-site system findings using tablets, cameras, and mobile data collection software.
- Estimate replacement costs and corrective measures using data libraries and vendor research.
- Enter assessment findings in Gordian’s asset management and capital planning software.
- Check findings for completeness, accuracy, and alignment with project scope.
- Explain assessment findings and provide guidance to clients.
- Travel with assessment professionals to inspect mechanical systems at sites such as zoos, airports, hospitals, schools, government buildings, and laboratories.
Talablar
- Associate’s or bachelor’s degree in architectural engineering, mechanical engineering, electrical engineering, or facility or construction management, or equivalent combined experience.
- At least five years of experience in facility assessment or inspection, facility operations, design, construction, or facility or property management.
- Knowledge of researching and applying relevant building codes and standards to existing buildings.
- Experience conducting quantity surveys and estimating replacement values using RS Means or other construction cost data sets.
- Experience assessing facility and system conditions and performing lifecycle analysis to identify deficiencies and estimate corrective costs.
- Proficiency with computers and mobile devices, including Microsoft Office tools such as Teams, Word, and Excel, and web browsers.
- Clear written and verbal communication skills.
- Ability to stay focused on critical tasks and drive results.
- Accuracy and attention to detail.
- Ability to walk through and inspect large complexes and climb ladders and stairs.
- Willingness and ability to travel 40% to 50% nationally and occasionally internationally, for trips of up to two weeks.
